The building on sustainable architecture: An economic and environmental analysis

Abstract

Sustainable Architecture consists of a position in the construction professional practice that enhances the perception of the man on the environment. The objective of this paper is to perform an environmental cost-benefit analysis of a sustainable architecture deployment, as a case study considering the construction of the Municipal Secretary of Environment, Science and Technology (SEMACT) of Palmas city - TO. By the private (discount rate of 15% per year) and public criteria (discount rate of 6% per year) for the analysis of investments in the case studied the use of sustainable architecture is not recommended, because the incremental costs of construction are higher than considered benefits (energy saving). Moreover, considering the criterion of sustainability analysis of investments (zero discount rate), the use of sustainable architecture would be relatively attractive. However, the use of this criterion has many restrictions on economic analysis, only recommended in extreme situations where environmental externalities generated by the ventures are intense and not obtained from similar sources or substitutes.
